Finding the right tenant in Tauranga
Dunmore Property Management finds, checks and places tenants for rental homes across Tauranga and the wider Bay of Plenty, as part of full management. Most homes let in about two weeks, closer to four in winter. You see every check we run, and you make the final call.
What does our tenant finding service include?
Eight steps, all part of the one fee:
A rent recommendation from your appraisal, so the listing goes out at the right price.
Photos taken by us, or by a professional photographer for high-spec homes, and a listing on Trade Me Property with Premium placement and on realestate.co.nz.
Enquiries answered and viewings run by us, at times that suit applicants.
Full tenant checks: identity, credit, Tenancy Tribunal history, and references from previous landlords and employers.
A shortlist with our recommendation, for you to approve.
The tenancy agreement prepared and signed, with the insurance, insulation and Healthy Homes statements included.
The bond lodged with Tenancy Services, paid directly by the tenant.
An entry inspection with photos before the tenant moves in.
We don’t offer a let-only service. The tenant we pick is someone we’ll be dealing with for the length of the tenancy, which is the best reason we know to choose carefully.
How does tenant screening work?
Our tenant screening gives every applicant the same checks, in the same order. Where several apply, we rank them and tell you why the first one is first: rental history, income against the rent, and what previous landlords actually said when we called them. Selection stays within the Human Rights Act and the Residential Tenancies Act. You approve the tenant before anything is signed.
How long does it take to find a tenant?
About two weeks in a normal market, closer to four in winter. We don’t promise a date. We list at the top of your appraisal range and let the market confirm it. The power stays on while the home is empty, so it is never disconnected between tenants and every viewing is warm and well lit.
Is my property ready to let?
We don’t let a property until it meets Healthy Homes and smoke alarm rules. You complete a short Property Record with us covering insurance, insulation, access and anything else a tenant needs to know. If something needs fixing first, we tell you what it is and what it is likely to cost.
What about pets?
Since 1 December 2025, tenants can ask to keep a pet, and a landlord can only refuse on reasonable grounds. A pet bond of up to two weeks’ rent can be charged on top of the standard bond. We handle pet requests within the law, or refer them to you if you prefer to decide.
Frequently asked questions
Do you charge to find a tenant?
No. Finding and placing a tenant is part of the one management fee. There is no letting fee on a normal placement.
Do you offer a let-only service?
No. We find tenants as part of full property management, so the people who chose your tenant stay responsible for the tenancy.
Who approves the tenant?
You do, within the law. We send you a shortlist with our recommendation and the results of every check, and nothing is signed until you approve.
How long is the tenancy?
A 12-month fixed term is our default, because it gives you and the tenant certainty. We set up a periodic tenancy instead if you ask for one.

Once the tenant moves in, we take meter readings and a full photo record at the entry inspection. That record is what the bond is measured against when the tenancy ends.
