Dunmore Property Management publishes its service standards and writes them into the management authority. Emails answered within one business day. Routine inspections every three months, photo report within 48 hours. Rent paid on the agreed day every month. Numbers an owner can hold us to, not promises a website makes.

What are Dunmore’s service standards?

Eight standards, each a number, each in the management authority you sign:

  • Emails answered within one business day.

  • Calls returned the same business day.

  • Maintenance requests acknowledged within four business hours, urgent repairs actioned same day.

  • Routine inspections every three months. Photo report to the owner within 48 hours of the inspection.

  • Rent paid to the owner on the agreed day every month, statement attached.

  • Arrears followed up on day one of a missed payment. Owner informed on day three.

  • One property manager from appraisal to the end of the tenancy. A named backup covers leave.

  • Owner approval sought for any single maintenance item above $500 + GST.

Nothing on this list says “we aim to” or “typically”. A standard that cannot be measured is a slogan, and slogans do not belong in a contract. Every standard is written into your management authority, with a performance exit if we miss one.

What does a property manager do?

A property manager runs everything a tenancy needs: pricing and marketing, tenant selection and checks, tenancy agreements and bond lodgement, rent collection and arrears, inspections and photo reports, maintenance coordination, Healthy Homes and smoke alarm compliance, Tenancy Tribunal work, and monthly statements. At Dunmore Property Management every one of those tasks sits under a published standard on this page and inside the single fee.

The difference between managers is rarely the task list. It is whether the owner can measure how the tasks are done. That is what the standards above exist for.

What happens if rent is late?

Arrears are followed up on day one of a missed payment, and the owner is informed on day three. Dunmore Property Management does not let arrears age quietly: early contact resolves most missed payments within days, and where it does not, the file is already documented for Tenancy Tribunal steps included in the fee.

How often are inspections?

Routine inspections run every three months, with a photo report to the owner within 48 hours of each inspection. Quarterly inspections meet the requirements of standard landlord insurance policies, and the 48-hour report means the owner sees what the manager saw while it is current, not at the end of the month.

What happens when something breaks?

Maintenance requests are acknowledged within four business hours, and urgent repairs are actioned the same day. Work is coordinated at cost with no mark-up. Any single item above $500 + GST + GST waits for the owner’s approval before it proceeds; below that, it is handled and appears itemised on the monthly statement.

Why put service standards in the contract?

Because a website can say anything. The management authority is enforceable: when the standards sit inside it, a missed standard is a contractual matter, not a complaint into a void. Dunmore Property Management publishes the standards here and signs them there, and an owner weighing any manager can ask one question that sorts the market quickly: which of your promises are in the agreement?

What if a standard is missed?

They’re written into your agreement. Tell us in writing; if we haven’t put it right within 14 days, you can end the agreement at no cost.

Do the standards cost extra?

No. The standards describe how Dunmore Property Management delivers its one fee, with everything included. There is no premium tier and no standard version; this is the standard.
