Rental property inspections in Tauranga
Dunmore Property Management inspects every rental home it manages across Tauranga and the wider Bay of Plenty every three months. You get a photo report within two business days of each visit, so you know the condition of your property without having to go and look.
What happens at a routine inspection?
Our rental inspection checklist covers six things every time:
Every room: walls, floors, doors and fittings, so damage is caught while it is small and the cause is still clear.
Smoke alarms, tested and recorded, because they must work for the whole tenancy.
Heating, extractor fans and ventilation, which the home has to keep meeting under the Healthy Homes standards.
Signs of moisture, leaks or mould. A leak found early costs far less to fix.
Outdoor areas, gutters and drainage, and whether the grounds are kept where the tenancy agreement makes that the tenant’s job.
How the tenant is looking after the home, which gives you an honest picture before a rent review or renewal.
What is in the inspection report?
The report reaches you within two business days of every routine inspection. It has photos of every room, notes on condition, anything that needs maintenance with what we suggest, and any Healthy Homes or smoke alarm item that needs attention. Every report stays in your owner portal, so the history of the property builds up over the tenancy.
How often can a rental be inspected?
The law allows a routine inspection at most once every four weeks, between 8am and 7pm, and the inspection notice to tenants must give at least 48 hours' warning. We inspect every three months, which keeps a close eye on the property without the tenant feeling watched. If your landlord insurance asks for a set frequency, it goes on your Property Record and we follow it.
What about the entry and exit inspections?
The exit inspection is measured against the photos taken before the tenant moved in. If the two don’t match beyond fair wear and tear, we handle the bond claim, with Tenancy Tribunal preparation and representation included in the fee.
What if you are switching from another manager?
We inspect within 14 days of taking over, meet the tenant, and photograph every room again. That gives you your own record from day one.
What happens if something is found?
Small repairs go straight into our maintenance process within your approval limit of $500 plus GST. Anything larger comes to you first, with a quote. If the tenant caused the problem, we raise it with them in writing and follow it through, with a 14-day notice to remedy where the law allows.
Frequently asked questions
Do you charge for inspections?
No. Routine, entry and exit inspections are all part of the one management fee.
Does the tenant have to be home?
No. We ask the tenant before each visit whether they want to be there. If they will be out, they can leave a note of anything they want us to look at.
Do you test for meth at inspections?
Only with your approval. Testing is arranged as a separate step, with the notice the law requires.
Who carries out the inspection?
Your property manager, the person who looks after the tenancy, so changes since the last visit get noticed.
