What is a rental appraisal?

A rental appraisal is a written assessment of the weekly rent a property should achieve in the current market. It is the number every other decision rests on: pricing, marketing, and whether your current return is where it should be.

A rent appraisal calculator or online rental appraisal calculator can only read averages; a rent estimate NZ-wide tools produce is a median, not your street. An appraisal at the property reads the things averages miss: condition, layout, heating, parking, outdoor space, and what tenants in that street actually pay.

How much does a rental appraisal cost?

How much rent can I charge in Tauranga?
