Rent collection and rent arrears in Tauranga
Dunmore Property Management collects the rent for every home it manages, from Omokoroa to Papamoa, and pays it to you on the 1st and 15th of each month with a statement. A missed payment is followed up on the first day, and you hear from us by day three.
What happens when rent is late?
Acting early matters, because a week’s arrears is easy to catch up and six weeks’ rarely is. Every missed payment runs through the same steps, and every contact is noted on file:
Day 1: a reminder and a text to the tenant.
Day 3: a call and an email to the tenant, a payment arrangement discussed, and you told in writing.
Day 7: a formal 14-day notice to remedy, and an update to you.
From day 14: the Tenancy Tribunal application prepared, and filed if the rent is still owed.
Can a tenant go on a payment plan?
Yes, with your approval. A plan adds a set amount to each rent payment until the debt is cleared, and it is recorded in writing so it can be relied on at the Tribunal if it is broken. We never agree a plan on your behalf.
How many weeks of rent arrears before a tenancy can end?
Three weeks. Ending a tenancy for unpaid rent becomes possible once a tenant owes 21 days’ rent or more, or, in a periodic tenancy, has been at least five working days late on three separate occasions within 90 days. We can apply to recover unpaid rent at any point before that. Most applications go to mediation first, and we attend it for you. We prepare the application, gather the evidence and represent you at the hearing, all within the one fee. The Tribunal’s filing fee is the only cost passed on, at cost, and you hear about it before we file.
How is rent collected and paid to you?
Tenants pay by automatic payment into our client account, where the money is held on trust for you. It is kept apart from Dunmore’s own money and earns no interest. On the 1st and 15th we pay out the cleared rent, less the fee and any approved costs, with a statement that shows every line. At the end of the year you get a summary for your tax return.
How is the rent kept at the right level?
We check the rent against current Tauranga listings and Tenancy Services bond data before every renewal and at least once a year. The law allows one increase every 12 months, with 60 days’ written notice, and the rent never goes up without your instruction.
Frequently asked questions
When do I get my first payment?
On the first 1st or 15th after your tenant's first rent payment has cleared, with your first statement.
Do you charge extra to chase arrears?
No. Reminders, notices and Tribunal work are part of the one fee. If a collection agency or lawyer is ever needed, you approve the cost first and pay it at cost.
Is the fee charged on rent that isn't paid?
No. The fee is charged only on rent we actually receive, including arrears we recover. When the rent stops, so does our fee.
Can the bond be used to cover rent arrears?
Yes, at the end of the tenancy. Bonds are held by Tenancy Services, not by us. When the tenancy ends we claim the bond against unpaid rent and any damage, and if it doesn't cover the debt, we take the rest to the Tribunal.
