Property management in Tauranga, held to a written standard.

Residential property management across Tauranga and the Western Bay of Plenty. One fee with everything included, service standards written into your agreement, and no hand-offs between desks.

Choosing between property managers in Tauranga comes down to three questions: what it costs, what you get, and who looks after your property. We answer all three in writing, before you sign anything.

We are a privately owned property management company in Tauranga, based at Tukorako Drive, Mount Maunganui, looking after rental homes from Bethlehem to Papamoa and across the wider Bay of Plenty. Dunmore is built to be checked, not taken on trust.

One fee. Everything included.

No letting fees on normal placements, no mark-ups on maintenance, no surprises on your statement. Everything the fee covers is listed in full, with the terms in plain English.

What does rental property management include?

Advertising, viewings, reference and credit checks, and a tenant chosen on evidence, not urgency.

Agreement and bond

Tenancy agreement prepared and signed, bond lodged with Tenancy Services.

Rent collected and reconciled, arrears followed up from day one.

Routine inspections every three months, with a photo report within two business days.

Repairs arranged with trusted local tradespeople at cost, with no mark-ups.

Healthy Homes, smoke alarms and insulation statements kept current, with every record on file.

Service standards, written into your agreement

Every management authority includes the standards we work to, with a performance exit if we miss one.

  • Routine inspections every three months

  • A photo report within two business days of every inspection

  • Calls returned the same business day

  • Arrears followed up on the first day of a missed payment

  • A statement with every payment

  • One property manager from appraisal to the end of the tenancy

How do you choose a property manager in Tauranga?

Six things decide whether a property manager is right for your rental. Ask each one in writing, and compare the answers side by side.

  1. The yearly cost. Ask for the total you would pay over a year on your rent, extras included, not only the percentage.

  2. What the fee covers. Letting, inspections, maintenance, Tribunal work and statements should each be listed as included or charged.

  3. Standards in the agreement. Response times and inspection reports belong in the signed document, along with what happens if one is missed.

  4. Who looks after your property. You should know the name of the person you will deal with from the first visit.

  5. How the rent reaches you. Ask where rent is held, how often you are paid, and when you get a statement.

  6. What it costs to leave. The exit terms should be clear before you sign, not discovered when you want to go.

  • Healthy Homes: every private rental must comply, since 1 July 2025. Our Healthy Homes guide explains each standard.

  • Periodic tenancies: 90 days’ notice without a stated reason, since 30 January 2025.

  • Pets: a pet bond of up to two weeks’ rent, since 1 December 2025.

  • Healthy Homes: every private rental must comply, since 1 July 2025. Our Healthy Homes guide explains each standard.

  1. Set the rent, advertise, run viewings and choose a tenant within the Human Rights Act.

  2. Prepare a tenancy agreement with the insurance, insulation and Healthy Homes statements attached.

  3. Lodge the bond with Tenancy Services within 23 working days of receiving it.

  4. Keep the home meeting the Healthy Homes standards for the whole tenancy, with the records to prove it.

  5. Inspect with at least 48 hours’ notice, and no more than once every four weeks.

  6. Set the rent, advertise, run viewings and choose a tenant within the Human Rights Act.

  7. Collect the rent and act on the first day it is late.

  8. Arrange repairs, and deal with urgent ones before the tenant is entitled to do it themselves.

  9. Give the right written notice when something changes, and take the tenancy to the Tribunal if it comes to that.

Your property’s own number comes from an appraisal, not a city median.

How does changing property managers work?

Switching is simpler than most landlords expect. We handle the handover with your current manager, and your tenancy carries on as it is.

Who is behind Dunmore?

Dunmore Property Management was founded in 2026 by Chris Matulke, who has spent most of his working life in property. It is privately owned, run from Mount Maunganui, and built so Tauranga property managers have the time and the systems to do the job properly.

Questions Tauranga landlords ask us

What does a property manager do?

Property managers and rental managers in Tauranga do the same job: they find and check tenants, collect rent, follow up arrears, inspect the property, arrange maintenance and keep it compliant. We also write our service standards into every management authority, so you know exactly what to expect.

Who will manage my property?

One property manager from the appraisal to the end of the tenancy, with a named backup for leave. There are no hand-offs between desks, and you always know who to call.

How is my rent money held?

Rent is paid into a separate client account held on trust, reconciled daily and never mixed with company funds. Bonds are paid directly to Tenancy Services. You are paid on the 1st and 15th of every month, with a statement each time.

Do you keep my rental Healthy Homes compliant?

Yes. Every private rental has had to meet the Healthy Homes standards since 1 July 2025. We check compliance before letting, keep the records on file, and flag anything that needs work.

Can I switch property managers in the middle of a tenancy?

Yes. The tenancy carries on as it is and the bond stays lodged with Tenancy Services. We handle the handover with your current manager; check your current agreement for its notice period.

Which areas do you manage?

Tauranga and the wider Bay of Plenty, including Mount Maunganui, Papamoa, Te Puke, Katikati and Omokoroa.
