Dunmore Property Management charges one fee, a percentage of rent collected, plus GST. It covers letting, advertising, tenant checks, inspections every three months, maintenance coordination, Tribunal work and monthly statements, with no letting fee on a normal placement, no inspection fee and no maintenance mark-up. Your rate is set out in writing at your appraisal, before you sign anything, and it does not go up while you are with us.

How much do property managers charge in New Zealand?

Property management rates in New Zealand run between 7% and 10% of rent plus GST, and then the extras start: a letting fee of one to two weeks' rent, inspection fees of $50 to $100 per visit, and a margin on maintenance invoices. Standard management agreements list a long menu of these extras, so the true annual cost is often well above the headline rate.

Dunmore prices the other way: one fee, set out in writing before you sign, covering everything on this page. You can compare it with any quote you receive by asking one question: what is the total I will pay in a year?

Project management of large works, such as renovations, meth remediation or full Healthy Homes upgrades, and insurance claim handling. These are quoted before any work starts, and nothing proceeds without your written agreement.

Your rate is set out in writing before you sign, and it does not go up while you are with us.

How to compare property management fees

Compare annual totals, not headline rates. Property management fees NZ-wide follow one pattern: the headline is not the price. Property management cost is best measured across a year, because that is where the extras live. A property manager's true cost is the management percentage plus every extra: letting fee, inspection charges, maintenance margins, admin fees. Ask any manager whose rates you are weighing for the total you will pay in a year on your rent; the answer makes the comparison honest.

Do you charge when the property is vacant?

No. The fee is a percentage of rent collected. No rent, no fee. During a vacancy we carry the cost of viewings, checks and re-listing ourselves; it is in our interest and yours to fill the property with the right tenant quickly.

Frequently asked questions

Is GST on top of the fee?

Yes. Dunmore's fee is a percentage of rent collected plus GST, shown separately on every statement. Property management fees are generally tax deductible for landlords; your end-of-year summary includes the full amount for your accountant.

Is advertising included?

Yes. Dunmore includes standard listings on Trade Me Property with Premium placement and on realestate.co.nz, photos included, in the fee. There is no separate advertising fee for a standard listing.

What about Tenancy Tribunal costs?

Dunmore includes Tenancy Tribunal preparation and representation in the fee. The Tribunal's own filing fee, where one applies, is passed on at cost, and we tell you before anything is filed.

Do you charge extra if I have several properties?

No. Every property is managed on the same terms, with one monthly statement covering your whole portfolio. There are no volume surcharges and no tiers.

Is there a minimum term?

Yes, 12 months, and the agreement renews when you renew your tenancy with us. After that, either of us can end it with 30 days' notice.

What does it cost to leave?

If you leave early, or leave and keep a tenant we placed, our letting fee applies once: one week's rent plus GST. There's no fee if you sell, move in, or if we miss a written standard and don't put it right within 14 days of you telling us.

What if you don't meet your standards?

They're written into your agreement. Tell us in writing; if we haven't put it right within 14 days, you can end the agreement at no cost.

What is a letting fee, and why doesn't Dunmore charge one?

A letting fee is a one-off charge of one to two weeks' rent that many agencies bill the owner when a tenant is placed. Charging it to tenants has been unlawful since 2018. Dunmore Property Management does not charge one on normal placements; it applies only in the two exit cases set out in the terms above.
